Rental Properties in GJ More Available

Remember when places to rent in Grand Junction were few and far between?
A new study from the Colorado Department of Housing says that has all changed.
In the Grand Valley, there are more houses available to rent which are $1000 and up, but if you are looking for something a little cheaper, you may be out of luck.
Just last year, finding an apartment or a house to rent was like finding a needle in haystack, that has changed.
Realtor Mark Abbott has noticed one recent trend, more and more homes available to rent are empty.
"Rentals are staying on the market a lot longer than they used to," says Abbott, adding "The number of [home] vacancies has actually doubled since last year."
One of the properties at 2430 Roan Ridge Road has been on the market for 2–3 months, last year it would have been gone in days.
Now, owners are having to resort to gimmicks to get someone in to rent.
That home for example will not charge the fifth month of rent if the first four months are paid on time.
Apartments are a different story.
While there is more availability now then about a year ago, the amount of vacant places was still far below the rest of the state, By more than half.
According to the Colorado Department of Housing, vacancies for affordable apartments are at the 2.1% mark in Grand Junction, but state-wide the number is 5.7%.
With so many still waiting to move into that low–cost apartment, the vacant ones are still few and far between.
So why are rental homes still on the market?
People could be moving out of town, some may be buying their own home and others may be moving into nearby places that are a little cheaper.
