GRAND JUNCTION, Colo. Half a million Coloradans rent properties and knowing your rights will prevent a serious situation from happening.
Jesse Miles knows this all too well. He moved into an apartment with his wife and three children just seven months ago and made several complaints to his property management company, Platinum Properties, about his roof leaking.
The roof could not handle the wet weather in October and it collapsed in the closet of his children's room.
"I can't keep my family here the living conditions are horrible," Miles.
Attorney Jeffrey Street said according to Colorado law, a management company has to maintain proper water proofing and protection on the roof and walls and have adequate plumbing and heating based on when the property was built.
If the conditions are not kept to these standards management companies and property owners could be responsible for refunding rent paid for time renters stayed in the house while it is inhabitable. If renters get out of their lease the company might also have to pay for the cost of moving.
Miles is now looking pursue legal action against Platinum Properties after officials there refused to fix the roof. Documents from Miles show the company deemed the roof "non-essential" to fix.
Platinum Properties had no comment about the situation.
